Why should I check my tenants?
Tenant Checking can detect the warning signs of problem tenants.
During the month of June we found 36 fake employers, 217 undeclared CCJs, 4 bankrupt applicants and took 34 negative references from previous landlords.
Registering
To order a Tenant Check, you must first register.
Registration is FREE for ALL landlords
We ask you to provide your full name, address and contact details.
Once you have completed the simple registration process you will receive a user name and password which will enable you to access the service.
Ordering
Our system has been designed to help you do ALL of your tenant checking online without the need to print and complete forms. It has been designed to be self explanatory, but here are a few tips to help you get the most out of the system.
Creating a new Tenant Check
To order a new tenant check login to your user area and select the appropriate tenant check option.

Basic Tenant Check
For Basic Tenant Check applications you will be asked to enter the following details for each applicant:
- Name
- Date of Birth
- and two most recent addresses

Full Tenant Check
For Full Tenant Check applications you will be asked to enter the following details for each applicant:
- Name
- Email address
- Details of the property address
- The monthly rent amount.

Sending online applications to your tenants/guarantors
To make things even easier; you can complete these details yourself (online) or you can invite your tenants (or guarantors) to complete their own applications online
Simply provide the name and e-mail address of each prospective tenant or guarantor and we will send each person an e-mail asking them to complete their application online.
You will be able to check the status of the application at any time and view their application details within your account.
At the end of the process your tenant will be asked to print and return a signed declaration. This will authorize the applicants’ referees to respond to our enquiries.
A fax or email scan is sufficient for the majority of employers.

Completing the application on behalf of the tenant/guarantor
If you prefer, you can enter the details of a tenant or guarantor yourself. To make things easier, download the tenancy questionnaire and have one copy completed by each person. You will then have all of the information required to complete the online application in full.
The questionnaire also includes the signature declaration which you will need to forward to us as quickly as possible.

Authorisation to carry out tenant checks
It is against the law to carry out a tenant check without first obtaining permission from the tenant. Simply download the consent form and retain a copy signed the applicant and, if required, guarantor.

Completion Reports
You will receive an e-mail notifying you when your report is ready. Please ensure you provide a correct e-mail address.
