Referencing options to suit you We offer two types of enquiry suitable for prospective tenants and their guarantors. They have been designed to reduce the risk associated with residential lettings. The service you use depends on your approach to risk assessment.
Basic Tenant Check (results displayed instantly online) We recommend all landlords undertake at the very least, a basic tenant check before handing over keys. The results will appear instantly ensuring that the process of accepting a new tenant is simple and convenient for both landlord and tenant. The Basic Tenant Check will provide landlords with the confidence to proceed knowing the tenant is who they claim to be and irregularities that you may wish to consider.
Full Tenant Check The Full Tenant Check combines the results of the Basic Tenant Check with references obtained from employer (including income confirmation), previous landlord (or letting agent) and confirmation of previous property ownership. We also provide an affordability calculation so that you can determine the prospective tenants' ability to meet the rental payment commitment. When carrying out a Full Tenant Check the basic check results will be available in your user area when the online application form has been completed. We aim to deliver the results within 24 to 36 hours. You will be notified by e-mail that your Full Tenant Check is available to download.
